Rental
Process:
If you
have an interest in any of the rental properties being offered by the Prudential
Newlin-Johnson Co., the first step is to actually view the property. To do this, simply stop by our office at
601 Ohio Street at your convenience.
This can be done Monday-Friday, 8:00 a.m. to 5:00 or Saturday, 8:30 to
12:00.
Once you
have viewed the property and have determined that you are interested in renting
the unit, you will need to complete a
rental
application. The rental application can be downloaded from this site for your convenience or we have
them available in our office. There
is a $50 application that must be paid by the applicant prior to the application
being processed. If the application
is approved, the $50 will be applied toward the first month’s rent. If the application is denied, the $50
will be forfeited to reimburse the owner for administrative expenses. Click here

Application
verification process:
The
rental application process takes approximately 2-3 hours once the application is
received in our office.
The
first step of verification involved running a credit report. We are linked directly to Equifax and
can access a credit report immediately.
In order for an application to be approved, the applicant must have a
good credit report. In other words,
we verify that payments to creditors have been made as agreed and that there are
no outstanding collection items or judgments in your name.
The
second step of verification involves contacting previous landlords (if
applicable). This is done to verify
rental payments have been made in a timely fashion and that any lease agreements
have been fulfilled.
The
final step of verification involves contacting current employers. If you have been employed for less than
six months with your current employer, we will also require the name and contact
information of your previous employer.
What
Happens Next:
Once a rental application
has been approved, we will contact the applicant via the telephone. Prior to releasing keys to a property,
the first month’s rent, the security deposit, and any pet deposits must be paid
in full. Prudential Newlin-Johnson
Co. will hold a property for up to seven days with the payment of the security
deposit. The rent and any other
deposits will then need to be paid within that seven days or prior to
occupancy.
If the application is
denied, a letter will be forwarded to the application informing them of the
reasons for the decision, as well as contact information for Equifax.
